Construction dust is not ordinary dust. It is fine, abrasive, statically charged and it settles three times before it is gone for good. A single pass will not do it, which is why post-construction cleaning is a phased job rather than one deep clean.

We clean new builds, fit-outs and renovations across Tampa Bay for general contractors, developers and building owners. We know what a handover inspection looks for, and we know that our part of the schedule sits right at the point where every earlier delay has already eaten the float.

That means we turn up when we said we would and we work to the date on the certificate of occupancy, not the one that would be convenient for us.

The three phases

Rough clean — after framing and drywall, before finishes. Debris removed, floors swept, the site made safe and workable for the trades that follow.
Final clean — the big one. Ceilings and vents dusted, walls wiped, light fixtures cleaned, stickers and adhesive removed from windows and appliances, cabinets cleaned inside and out, fixtures polished, restrooms and kitchens deep cleaned, floors cleaned to their finished state.
Touch-up clean — immediately before handover or opening, after the last punch-list items are done and the dust they raised has settled again.

Details that decide an inspection

Window tracks and frames, which hold construction debris nobody notices until the windows are opened. Adhesive residue from protective film and labels. Paint specks on hardware, glass and floors. Dust on top of door frames and inside light fixtures. HVAC vent covers. The inside of every cabinet and drawer.

These are the items that get flagged, and they are the reason a final clean takes far longer than clients expect.

Post-construction cleaning questions

How far ahead do you need to be booked?

A week is comfortable for a final clean on a mid-sized commercial space. We understand construction schedules move and we will do our best on short notice, but earlier notice buys you a better crew size.

Do you remove construction debris and materials?

We remove the fine debris and rubbish left after the trades are out. Bulk material, offcuts and skips remain the contractor’s responsibility unless we have agreed otherwise in writing.

Can you do just the final clean if another crew did the rough?

Yes, that is common. We will walk the site first so we can price what is actually there rather than assuming what the rough clean achieved.

Do you clean windows inside and out?

Yes, including tracks, frames and adhesive residue. On multi-storey buildings, exterior access is priced separately depending on the height and equipment needed.
