Hard floors are the surface your building is judged on and the one most likely to hurt someone. A worn finish is not just dull, it is slippery when wet, and grout that has lost its seal takes on soil that no amount of mopping will lift.

Erikos Cleaning Service provides scheduled floor care for commercial buildings across Tampa Bay: routine scrubbing and burnishing to keep a finish alive, and full strip-and-wax cycles when it has reached the end of its life. We match the process to the substrate, because the treatment that restores VCT will ruin a sealed hardwood.

Heavy floor work is disruptive by nature, so we schedule it for weekends, holidays or overnight closures and stage the building in sections where a full closure is not possible.

What we do, by floor type

VCT and vinyl — scrub and recoat, or full strip and wax with four to five coats of commercial finish and burnishing to a consistent gloss
Ceramic and porcelain tile — deep scrubbing, grout cleaning and grout sealing, which is what actually keeps tile looking clean between services
Sealed concrete — auto-scrubbing, degreasing for warehouse and industrial floors, and resealing where the surface has worn through
Hardwood and laminate — appropriate cleaning and maintenance without the water that damages both
Entrances and lobbies — the areas that carry the most traffic and set the impression for everything behind them

Scrub and recoat, or full strip?

A scrub and recoat removes the top layers of finish and lays fresh ones over the top. It is faster, cheaper and less disruptive, and for a floor caught in time it is usually the right answer. A full strip takes the finish back to bare substrate and rebuilds it, which is what a badly discoloured or heavily built-up floor needs.

Most buildings do best with recoats on a regular cycle and a full strip every few years. We will tell you which one your floor actually needs rather than defaulting to the bigger job.

Floor care questions

How often should VCT be stripped and waxed?

It depends far more on traffic than on the calendar. A busy retail or medical floor may need a full strip annually with recoats in between; a low-traffic office suite can often go two or three years between strips. We assess the finish rather than guessing from the date.

How long does the building need to be closed?

A strip and wax needs the area clear overnight, and the finish should cure before heavy traffic returns, so a weekend is ideal. Scrub and recoat is much faster. We can stage the work in sections if a full closure is not possible.

Do you seal grout?

Yes, and it is the step most buildings skip. Cleaning grout without resealing it means the soil is back within months. Sealing is what makes tile cleaning last.

Can you handle warehouse and industrial concrete?

Yes. Auto-scrubbing, degreasing and resealing for warehouse, workshop and light-industrial floors, including the areas around loading docks.
