Florida grows things on concrete. Between the humidity, the summer rain and the shade of a covered walkway, mould, algae and mildew take hold on exterior surfaces faster here than almost anywhere else, and a walkway that was clean in spring can look neglected by August.

That matters commercially. The exterior is the first thing a customer, tenant or inspector sees, and it is also where slip claims come from: algae on a shaded sidewalk is genuinely slippery when it rains.

We wash commercial exteriors across Tampa Bay with the right pressure and the right method for each surface. Much of the work is soft washing rather than high pressure, because blasting a stucco wall or a wood soffit at full pressure destroys it.

Pressure is not always the answer

Concrete and pavers take high pressure well. Stucco, painted siding, soffits, wood and roofing do not, and a contractor who treats every surface the same will leave you with etched concrete, stripped paint or water forced behind your cladding.

We soft wash where soft washing is correct, using a cleaning solution and low pressure to kill organic growth rather than blasting it off. It lasts longer too, because the growth is killed at the root instead of simply removed from the top.

How often does a commercial property need washing?

In this climate, most Tampa Bay properties benefit from an annual wash, with shaded walkways and dumpster areas often needing twice a year. North-facing and covered surfaces grow back fastest.

Do you work outside our trading hours?

Yes, and for retail and restaurants it is usually the only sensible option. Early mornings, evenings and Sundays are all standard for us.

Will it damage our stucco or paint?

Not if it is done correctly. Those surfaces get soft washing at low pressure rather than a high-pressure wand. The damage you see on commercial buildings is almost always from using one method everywhere.

Can you remove oil stains from the parking lot?

Usually a significant improvement, rarely a complete removal on old stains that have soaked deep into porous concrete. We will set an honest expectation before we quote.
