Commercial carpet does not usually look dirty. It looks tired. Traffic lanes go flat and grey, the area in front of the lift darkens, and the whole floor slowly loses the look it had on day one. By the time it reads as dirty to a visitor, a great deal of abrasive soil has already been ground into the fibre, and that soil is what actually wears carpet out.

We clean commercial carpet and upholstery across Tampa Bay on a scheduled cycle rather than only when it looks bad. Regular extraction lifts the grit that cuts fibre, keeps traffic lanes from setting permanently, and adds years to a floor covering that is expensive to replace.

Humidity is the local complication. In Pinellas and Pasco, a carpet that is over-wetted stays damp long enough to smell, so we match method to material and schedule work so the space is genuinely dry before your team returns.

Methods we use

  • Hot water extraction — the deepest clean, for carpet that has not been done in a while or that carries heavy soil. Longer dry time, so it is scheduled for a Friday night or ahead of a closure.
  • Low-moisture encapsulation — dries in one to two hours and suits offices that cannot afford downtime. Excellent for maintenance cycles between deep cleans.
  • Spot and stain treatment — coffee, ink, grease and the daily accidents of an occupied building, treated to the fibre type rather than with one universal product.
  • Upholstery cleaning — lobby and waiting room seating, conference chairs and fabric partitions, cleaned to the manufacturer’s cleaning code.

A sensible cycle for most buildings

Traffic lanes and entrance areas every three to four months, full-floor extraction once or twice a year, and spot treatment as part of the nightly janitorial scope. Buildings with heavy public footfall or beach sand tracked in from the Gulf need the shorter end of that range.

Entrance matting does more for carpet life than any cleaning cycle. If your matting is undersized or worn, we will say so, because it is the cheapest fix available to you.

Carpet cleaning questions

How long does commercial carpet take to dry?

Low-moisture encapsulation is walkable in about an hour and dry in two. Hot water extraction typically takes six to twelve hours depending on humidity and airflow, which is why we usually schedule it for a Friday evening.

Will old traffic lanes come out?

Often, but not always. Traffic lanes that have been left for years contain fibre damage as well as soil, and abrasion does not clean out. We will tell you honestly what we expect to achieve before we start rather than after.

How often should office carpet be cleaned?

Most Tampa Bay offices do well with quarterly traffic-lane work and an annual full extraction. Buildings with public footfall, ground-floor entrances or heavy sand often need more.

Do you move furniture?

We move light furniture and clean beneath it. Heavy desks, filing systems and IT equipment stay where they are and we clean around them, unless your team clears the floor first.
