Consistent, background-checked crews on a schedule that fits your building. Serving Pinellas, Pasco and Hillsborough County.
Janitorial service is the one vendor relationship everyone in your building notices, every single day. When it is working, nobody mentions it. When it slips, you hear about it from staff, from tenants and from the first client who walks through your lobby. Erikos Cleaning Service exists to keep your facility firmly in the first category.
We build a written scope around your actual building rather than a generic checklist: what gets cleaned, how often, by whom, and on what nights. That scope is what our crews work from and what you hold us to. If your needs change halfway through the contract, we adjust the scope rather than asking you to renegotiate everything.
Our teams are fully trained, background-checked and insured, and we carry a certificate of insurance that we will send directly to your property manager or landlord on request. Most Tampa Bay commercial leases require one, and slow paperwork is a common reason a cleaning contract stalls before it starts. Ours does not.
Periodic work such as floor stripping and waxing, carpet extraction, window washing and high dusting is quoted separately and scheduled around your operations, so you are never paying for it inside a nightly rate you do not need.
Professional and executive office suites, medical and dental practices, veterinary clinics, banks and credit unions, schools and childcare centres, houses of worship, fitness studios, car dealerships, retail and showroom space, restaurants, warehouses and light-industrial facilities, and multi-tenant buildings managed on behalf of an owner.
Multi-tenant properties are a large share of our work in Pinellas and Pasco. If you manage several buildings, we can run one consolidated scope and one invoice across all of them rather than a separate agreement per address.
Most of our commercial clients run five nights a week after close, which keeps crews out of your staff’s way and gets the building ready before the first person arrives in the morning. Lower-traffic offices often do well on two or three nights. Facilities with public foot traffic sometimes need a day porter on top of the nightly clean.
We build the schedule around your access arrangements, whether that means keys, a code, a fob or a member of your team letting the crew in. Alarm codes and access details are held by the supervisor assigned to your building, not passed around.
Crews cover Pinellas County (Clearwater, St. Petersburg, Largo, Pinellas Park, Oldsmar, Palm Harbor), Pasco County (New Port Richey, Trinity, Wesley Chapel, Land O’ Lakes) and Hillsborough County, including Tampa and Brandon.
Not sure whether your building is in range? Send us the address and we will confirm the same day.
Pricing is driven by square footage, the number of restrooms, floor types, how many nights a week you need service, and how much of the building is open workspace versus private offices. Rather than quote blind, we walk the building, measure it and give you a written monthly figure with the scope attached, so you can see exactly what is included.
Yes. Our crews arrive with commercial-grade equipment and their own supplies. Consumables such as paper towels, toilet tissue, liners and hand soap can either be supplied by us and billed, or stocked by you and restocked by our crew, whichever you prefer.
Every crew member is background-checked and trained before working unsupervised in a client building, and we are fully insured. We will send a certificate of insurance naming your company or property manager as certificate holder before the first clean.
Tell us and we come back. Your building has a named supervisor rather than a call centre, and recurring issues are addressed by changing the written scope so the fix sticks rather than depending on one person remembering.
No. We work on straightforward agreements with a reasonable notice period. We would rather keep your business by doing the work properly than by locking you into a term you regret.
We walk your building, measure it and send a written scope and monthly price. No obligation, and no pressure to sign on the spot.
